WhichLender helps you discover lenders and understand their published mortgage products, starting with Ontario.

Browsing and privacy

You can browse, filter, and compare without an account. We accept website enquiries and feedback, but not mortgage applications. Optional Google Analytics runs only after you choose to allow it; it excludes your questions, search filters and comparison details. See our privacy notice. Your shortlist is stored in this browser tab. Questions are processed by the question service; avoid names, contact details, account numbers, and documents. When AI interpretation is enabled, a redacted question is sent to Google Gemini. We save accepted questions and answer snapshots for internal review until our team manually deletes them; see the privacy notice.

Information with a source

Lender profiles come from public source information. In production, published rates are refreshed hourly from Open Mortgage Rates’ authenticated publication feed. Each rate retains its lender source, conditions, and original verification date. Importing a record does not re-verify it.

Snapshot generated Oct 28, 2026. Rate records are hidden after 60 days without recorded verification or when their stated expiry passes. The production refresh checks for updates hourly. If no successful refresh is available for 48 hours, rate pages are temporarily unavailable. Import time is separate from source verification time.

Compare like with like

An insured purchase rate, a refinance rate, and an introductory rate may apply to very different circumstances. Read the conditions alongside the number. Unknown fees and eligibility details remain unknown.

A directory, not an approval

Filters search published information. They do not check credit, predict approval, or establish that you qualify. Your final rate and terms depend on the lender’s assessment. Visit the lender’s source to confirm how to apply.

How listings are ordered

Lenders and rate results are alphabetical. There are no paid placements in this initial version.
